NEW YORK, Sept. 23, 2026 /PRNewswire/ — Bluerock Value Exchange (BVEX), a 20-year, national sponsor of 1031 exchange and Delaware Statutory Trust (DST) investment programs, announced it has fully subscribed BR Diversified Industrial Portfolio 7, DST (DIP 7) with $60 million in equity from individual investors, bringing the diversified industrial portfolio series to more than $400 million in tax-deferred 1031 exchange investments. Bluerock also reported more than $3 billion in past and current 1031 exchange programs.

The unlevered, all-cash Portfolio comprises five industrial properties across four states (AL, FL, MO, and VA), totaling approximately 550,000 rentable square feet of critical manufacturing, warehouse and distribution, and industrial outdoor storage space. All five properties are 100% leased to a mix of investment-grade and credit-rated tenants, including NVR, Inc. (S&P: BBB+) and BlueLinx Holdings (S&P: B+), under in-place, long-term triple net leases with a weighted average lease term of nearly 12 years, providing durable cash flows throughout the hold period. The Portfolio was acquired for more than $1.35 million below its combined appraised value.1
The Portfolio’s current cash distribution rate to the Trust is 4.80% on an annualized basis, reflecting base and additional rent under the master lease net of operating expenses and fees.2 The Portfolio also offers the opportunity for future rent and NOI growth, as current in-place rents are approximately 25% below prevailing submarket rates on average. According to Green Street, the industrial sector is projected to deliver 4.1% annualized NOI growth from 2026 through 2029; the highest of any major commercial real estate sector.3
The Portfolio structure also gives investors three exit options at the end of the hold period. Beneficial owners may elect to (i) contribute their interests into the Operating Partnership on a tax-deferred basis pursuant to a 721 UPREIT Exchange, (ii) redeem their interests for cash proceeds and complete a subsequent 1031 Exchange, or (iii) receive cash on a taxable basis — enabling each investor to pursue the exit path most aligned with their individual tax and estate planning objectives.
